A MATURE PLOT OF ABOUT HALF AN ACRE WITH FULL PLANNING PERMISSION FOR TWO NEW HOUSES. FOR SALE BY INFORMAL TENDER AT A GUIDE PRICE OF £300,000 TO £350,000
DESCRIPTION
This residential building site is the principal part of an established garden and extends to approximately half an acre in size. The plot has full planning permission for the erection of two executive detached dwelling houses each providing around 2250 sq ft of five bedroomed accommodation with a double garage. These properties will benefit from a quiet and secluded setting, with good sized gardens having south and west aspects to the rear. Interested parties should note that the existing house 22 Church Lane together with the remainder of its garden plot is also available for purchase with the development land. This property is an individual detached house with four bedrooms and three reception rooms and with its garden would increase the land area available to 0.88 of an acre (0.356 ha).
SITUATION
The plots lie within a conservation area and will be accessed via a private driveway to be built from the western end of Church Lane, a pretty tree lined thoroughfare flanked by a small group of individual houses and St Mary's Parish Church. There is direct footpath access to Elloughton County Primary School which stands alongside the development site and a range of local amenities are within a level walking distance. Nearby Brough provides a wider range of shopping facilities and a main line railway station. The site is a short distance from access to the A63 giving access into Hull (11 miles) and connecting with the M62, Brough Golf Course and Hull Ionians Rugby Union ground.
PLANNING CONSENT
Full planning permission was approved under application DC/16/00565/PLF/WESTES dated 6 April 2016 for the erection of two dwellings. Copies of this consent are available upon request. Approved plans are reproduced within these particulars.
BOUNDARIES AND ACCESS
The boundaries of the development site are shown edged in red on the plan within these particulars. The purchaser will be granted a right of way from the Church Lane highway across the vendor's retained land shaded on the plan, for the purposes of gaining access to the site, and will be required to undertake at his sole expense all works of alteration necessary to adapt and develop the existing access to accord with the approved development plans. The transfer will also include the right to lay mains service pipes and ducts through or to connect into existing services already within the shaded land.
ACCOMMODATION WORKS
The purchaser will be required to carry out at his expense the following works prior to commencement of any other work on the development and in any event within three months of the date of the transfer of the land. 1. Install a revised foul sewerage connection to the existing property 22 Church Lane of suitable capacity for the size of the dwelling either to a new private treatment plant within the grounds of the property or to the mains system via the drain located outside the entrance gate to the site. Until this work is completed 22 Church Lane will continue to have the right to use its current septic tank located on the site being sold. 2. Erect a timber close boarded fence to a height of 1.8m between points A - B - C - D - E - F on the site plan and thereafter maintain the same. Also to provide a gateway between point A and the garage of 22 Church Lane thereby enclosing the rear garden.
SERVICES
Mains drainage, water, gas and electricity are all laid in Church Lane. Prospective purchasers should make their own enquiries about the likely cost of connection of these services to the intended development.
TENURE
The land is freehold and offered with vacant possession.
22 CHURCH LANE

RESTRICTIONS
The development site will be sold subject to a restriction that only two dwellings are erected thereon and any alteration to the siting and designs approved by the current planning permission will require the consent and approval of the vendors, which will not be unreasonably withheld.
