Dee Atkinson & Harrison are a well established firm in the field of Residential Lettings and have a wealth of experience and knowledge to offer our clients. As opposed to many agencies, we have a dedicated Lettings team responsible for managing over 300 properties, including many long term Landlords who have relied on Dee, Atkinson & Harrison for many years. From the initial stages of letting your property our team is committed to providing you with the best advice and service available. We have extensive knowledge of the localities in which we work and are well positioned to provide you with an accurate market valuation. At the same time we can offer advice and answer any queries you may have regarding the lettings process. We understand that, for any landlords new to the lettings market, there may be areas on which you are uncertain. Our team are in a position to guide you through the entire procedure and advise you on all aspects of renting out your property.

Marketing

To enable us to source the perfect tenant for your property we include a wide range of marketing resources in both of our service levels to ensure maximum coverage. Your property will be advertised on the main market leading websites such as rightmove.co.uk, primelocation.com, findaproperty.com, zoopla.co.uk and in local newspapers where we have a weekly full page advertisement.  You property will also be available in our branches which are all linked to a central database and are situated within the centre of the local communities that we serve.

                   

                                                             


Tenant Sourcing & Vetting

At Dee Atkinson & Harrison we pride ourselves on our stringent vetting procedures for tenancy applicants. Our initial checks are performed over the telephone before a viewing of your property is even agreed. Potential viewers are asked to provide details including employment status, credit history and size of family. If these questions are answered to our satisfaction, a viewing of the property is then arranged. The viewing appointment is the first opportunity for our staff to meet the potential applicant in person and learn more about them. If the viewer wishes to apply for the property they are then invited to our offices, where further staff members can assess their suitability, to complete an application form.

Our use of the external referencing company Homelet (the market leader) ensures that all applications are thoroughly checked in areas such as credit score, landlord references and employment references. Only when an applicant has passed all of these checks, and been agreed upon by you, will they be offered a tenancy. 


Tenancies & Legislation

Dee Atkinson & Harrison are members of the government approved deposit scheme ‘The Dispute Service’. As such, you can be assured that your tenant’s deposit is dealt with professionally and that you, as a Landlord, are complying with all current legislation. If any dispute is raised at the end of the tenancy we take care of all aspects of this process.

                                              

 

If your property is fully managed by us we will ensure compliance with all current housing and safety regulations such as gas safety certificates and energy performance certificates, so you never need to be concerned.
